     Location, location, location. Certainly the 3 most important things to consider when valuing property. This is as true when determining the value of rural broadacres as it is for houses in the city or suburbs. In general the better located property is in relation to desirable amenities the more valuable it is.

    The huge increase in property values (up to 500%) in the Tooborac region over the last 20 years or so is as a direct result of the proximity of our neighborhood to highly desirable amenities. These are not shops, roads, transport or any of the things which suburban real estate agents might describe as amenities. In fact our most valuable amenity is the absence of all these things. It is the authentic rural character of our neighborhood.

     The world- wide demographic phenomenon of ageing baby boomers & rapidly growing numbers of middle class “tree changers” all intent on establishing better balance in their lives have created an exodus. The cashed-up, disaffected are streaming from the cities and suburbs to regions like Tooborac close to big cities. These people see value where the traditional residents- farmers and the business people that support them have in recent years seen nothing but isolation and disadvantage.

     The newcomers bring with them new, more profitable techniques for employing the land. The move away from traditional, low return products like wool to new high value products like wine, olives and premium animal fibres will

re-invest the degraded, over used land with new value.

   The continuing influx of new people bringing ideas, jobs, money and improving the land is the surest way for all property owners in Tooborac and surrounding districts to see their property values improve. And not just the financial values either.

    The re-zoning of our neighborhood into an industrial precinct, the establishment of wind turbines and the infrastructure needed to support them will destroy the region’s core value- forever.

     The vineyards, olive groves and efficient, properly run traditional farms and other positive primary industries that only add value to the region will go elsewhere. Like the properties of those who have had wind turbines erected in their neighborhoods elsewhere in Australia and around the world our property values will plummet. In a recent address the Federal Minister for Agriculture said of wind farms- "they devalue the land and to see hardworking individuals have their properties devalued so considerably is

immoral".
